We use our experience to give sellers honest advice on their properties and in particular we price the flats correctly for the market we are in at the time the property comes on for sale.

Getting the price right is so crucial. It avoids the seller selling the flat too cheaply or avoids the seller wasting weeks of valuable marketing time if the price is too high. As an overpriced property either fails to sell, or may sell and that get down valued by the surveyor causing the vendor to lose their onward sale. At the same time you don’t want to under price the flat and stop the seller being able to reach that dream property on their onwards purchase.

How we deal with your property depends on your own circumstances. If you are an investor and the flat is let out then we need to proceed in a different fashion than we would if you are an owner occupier for example.

Preparing Your Property for Sale

The better your home looks, the easier it is to sell.

Get your home shipshape

Complete any outstanding 'odd jobs', touch up paintwork and make any minor repairs. A fresh lick of paint? Repainting a room could be time well spent. Neutral colours are best, don’t try to second guess someone else’s taste.

First impressions are important

Does your front door need a clean or paint, or letter box need fixing? If applicable, give the front garden a tidy. Remove all clutter from hallways – coats, shoes, bags etc.

Kitchens
are key

Your kitchen will be a major selling point so make sure it looks its best. Make sure it's clean and tidy with no washing up on show!

Bathrooms must shine!

Polish your taps and remove any limescale, ensure the bath, sink and shower 'sparkle'. Put away any bathroom clutter.

be Light!

Keep curtains and blinds open for viewings to reveal as much natural light as possible – dark properties are harder to sell. Ensure windows are cleaned inside and out.

Show off any outside space

A well-maintained garden or outside space can greatly aid a sale. Ensure it’s tidy and enhance with plants or flowers where possible. A table and chairs for balconies.

A reason to de-clutter

Buyers want the feeling of space, so get rid of any clutter, clear-out cupboards and wardrobes where possible. Storage is key, flaunt it when you have it, don't highlight it when you lack it.

Do your spring clean

Give the property a 'blitz'. Clean and vacuum carpets, polish throughout and ensure the property is well-aired at all times. Remember people say they can see 'past things' but quite often they can't!

Pets

Whilst you no doubt love your family pets, prospective buyers may not. Bowls of food, smelly litter boxes and pet hairs will give the wrong impression – where possible take dogs for a walk whilst a viewing takes place.
