Description

Spectacular Newly Refurbished Flat with River Views

Building 45 was among the first buildings constructed and converted as part of the transformation of one of the nation’s most historic military establishments, now known as Royal Arsenal Riverside the capital's largest and most exciting waterfront development.

The Property

Access to the building is via a secure fob entry system through large iron gates into the central courtyard, with further fob entry to the building itself.

A short lift ride or flight of stairs to the 3rd floor finds you at the front door.

The entire flat has been newly refurbished to a high specification. The entrance hall of the flat has newly laid wood laminate Ash style flooring fitted, which continues through to the kitchen. All rooms are off the hallway, and there is a built-in storage cupboard, with a further cupboard housing the gas boiler.

The living room is a good size, enjoys views towards the River Thames, and gives access to the Juliette balcony.

To the rear of the living room is a spectacular, bespoke designed, and fully integrated Wren kitchen, which is to a higher specification than in any new build flat in the area. The kitchen boasts twin Neff ovens including warming drawer and microwave, a separate gas hob, and an attractive Faber extractor. Along with the fridge/freezer there is a Bosh washer-dryer, and a Neff dishwasher beneath a Carrara marble style composite worktop with hand-bevelled edging. The kitchen offers ample storage, with a further deep storage cupboard to be found at the front of the bar.

The master bedroom is a good size and has built in wardrobes which create a mirrored dressing area just before you enter the en suite bathroom, which again has been bespoke designed to an extremely high standard. The bedroom is newly carpeted and currently accommodates a super-king bed comfortably. It even enjoys river views.

The second bedroom is also newly carpeted and is large enough to support a double or king-sized bed. This room enjoys views of the river as well.

The ensuite and the family bathroom are newly fitted with rose gold fittings from a limited edition collection by Elle Decor, echoes of which are picked up in the kitchen and at other subtle points throughout the property.

There is also an allocated parking space as part of the purchase.

For investors, the flat could achieve: £1650pcm.

Regeneration of Woolwich

A new Civic Centre on Wellington Street provides a new library, post office and cafe/bar. Behind the centre a brand-new Tesco superstore has recently opened alongside a town centre car park and 1000 new homes. The Tesco store is an eco-store powered by solar panels and wind turbines, and has a farmers' market selling local produce, and two children's playgrounds.

At the western end of Powis Street, there is a designated development are known as the Woolwich Triangle - construction will soon commence for a new shopping centre with a major retailer taking centre stage. The Triangle development will include a leisure space, cafes and restaurants. The whole area covers an area of 300,000sqft and will revitalise the whole western end of the Town Centre as a car-free zone. Woolwich gets its own 'West End'. In fact British Land recently spent £100M acquiring land and buildings in Woolwich.

The High Street will also benefit from the restoration of the existing Grade II listed buildings to give extra character and focus. The old Co-op building has now been refurbished with more buildings to be done. Once refurbished these historic buildings will accommodate new retail brands and major high street names, the whole area will become more vibrant during the day and in to the evening with new coffee bars and restaurants.

£6.6million was recently spent on the redesign of General Gordon Square and Beresford Square near to the Woolwich Arsenal DLR and Train stations. This is now complete, and features include new landscape planting, seating areas, a large digital media display for sporting and public events and a new water feature.
