A New Direction

Taking full advantage of a prime riverside location, the regeneration of Royal Arsenal over the past decade has transformed one of the nation's most historic military establishments into one of the capitals largest and most exciting waterfront developments.

One of the many converted Listed buildings are those forming 'The Grand Store' which is an imposing complex of warehouses constructed between 1806 to 1813 with their brick and Purbeck Stone construction being expensive and lavish for the time.

Building 36 forms the central and most prestigious part of The Grand Store complex and can be found in much of its original form with relatively little external alteration having taken place to this Grade II listed building.

The Property

Accessed initially via large Iron security gates you walk through to the 'Golden Courtyard' which is surrounded by the imposing former warehouses dating back to the 1800's.

Building 36 has 3 entrances and the flat can be found via the east entrance which still has the original large oak doors as a feature to the entrance with security entry to the building itself.

Positioned on the top floor of the building the flat's hallway gives access to all rooms as unlike most of the flats in the building the accomodation is on one floor, not a duplex, meaning the rooms have fantastic high ceilings. Also unusually it has access to a loft space providing useful storage.

The Living room has original Oak beams which along with the large window and exposed brickwork gives you the original features expected in a conversion flat and as mentioned high ceilings. The flooring is a good quality oak floor which runs up to the tiled floor of the kitchen area.

Across the rear of the living room is the fitted kitchen with built in appliances to include a ceramic hob, oven, extractor, fridge, freezer, dishwasher and microwave, so all th important applinaces you will need - short of a kettle!

Back off the hallway is the double bedroom which is a lovely room with two large sash windows givig a 'double aspect' to the room, one facing east the other south, so tons of natural light. The room has lots of exposed brickwork an double height ceilings and benefits from a fitted wardrobe with ample space for other bedroon furniture as desired.

The bathrom still retains a luxury feel with a white suite with chrome fittings and grey tiling, partly to the walls and completely to the floor.

This is a lovely flat and a good size at 526sqft and it comes with an allocated parking space, which is very unusual for a one bed conversion flat on Royal Arsenal - So don't miss out on buying a bit of Royal Arsenal history!
