Description

Historic Heart, Dynamic Future

Founded in 1671, the Royal Arsenal was the country's most important centre for the manufacture and storage of military weapons and equipment.

Today, this historic site has been transformed into one of London's most exciting waterfront developments, offering enviable commuter links via the DLR and National Rail at Woolwich Arsenal and the more leisurely and picturesque river boat service on the Thames Clipper.

The already impressive travel options will be further enhanced with the arrival of Crossrail later in the year with the station located on the Royal Arsenal development. Travel across London will give you a journey time of 8 minutes to Canary Wharf, 24 minutes to Paddington and just 47 minutes to Heathrow!

The Property

Warehouse Court is located in one of the best positions on the development, a stone’s throw away from most of the onsite amenities, be that Boulangerie Jade (Bakery and Café), the M&S Food Hall, The Tap Room, and Street Feast food market, to mention just a few!  It boasts fantastic access to all the local public transport options, and there are regular Farmers’ Markets, and cultural and artistic events to enjoy all year round too.

This chic apartment is located on the fourth floor of this impressive and immaculately maintained building. It’s west facing, so it’s ideally situated so you can enjoy the afternoon sunshine while relaxing on the balcony.

It’s a lovely and very usable outside space, with attractive views overlooking the quiet, pedestrianised No 1 Street and the pretty and historic listed building, The Laboratory.

Inside, this stylish apartment draws out the natural character of Warehouse Court.  It radiates good taste and expensive fittings.  The hallway has 'Karndean' flooring fitted which runs through to the living room, whilst both bedrooms are carpeted.

The well-designed kitchen is modern, practical and attractive. It has high gloss white units and immaculate dark stone surfaces. There are modern tiles between worksurface and cupboards to prevent any back splashes while cooking and gives the property a contemporary feel.

The kitchen is well-appointed with integrated appliances including a ceramic hob, oven, extractor hood, fridge, freezer and dishwasher (the washing machine is plumbed in to a utility closet in the hallway, which has double doors and provides extra storage).

The living/dining/kitchen is a good size and has a very practical layout. It has exposed brickwork and is bathed in natural light from the west facing patio doors which have fitted venetian blinds.

Both bedrooms are doubles and also benefit from fitted blinds. The well-designed master bedroom has fitted wardrobes and has access to the generously proportioned en-suite bathroom.

Both the en-suite and the separate shower room have a luxury feel to them, with recessed vanity cupboard with mirrored fronts, modern white sanitaryware with high-quality chrome fittings.  Both bathrooms have tiled walls to the bath/shower areas along with tiled floors.

The property has been extremely well maintained throughout and has the benefit of a Right to Park space in the underground carpark beneath the building.

Future plans for the Royal Arsenal

Huge investment is being made on the Royal Arsenal development, including onsite restaurants and wine bars, new retail space, a new hotel, Elizabeth Line Cross Rail Station opening 2018 and the newly announced Dash Arts Cultural Centre, a theatre and arts arena coming in 2019/2020.

Regeneration of Woolwich

A new Civic Centre on Wellington Street provides a new library, post office and cafe/bar. Behind the centre a brand-new Tesco superstore has recently opened alongside a town centre car park and 1000 new homes. The Tesco store is an eco-store powered by solar panels and wind turbines, and has a farmers' market selling local produce, and two children's playgrounds.

At the western end of Powis Street, there is a designated development are known as the Woolwich Triangle - construction will soon commence for a new shopping centre with a major retailer taking centre stage. The Triangle development will include a leisure space, cafes and restaurants. The whole area covers an area of 300,000sqft and will revitalise the whole western end of the Town Centre as a car-free zone. Woolwich gets its own 'West End'. In fact British Land recently spent £100M acquiring land and buildings in Woolwich.

The High Street will also benefit from the restoration of the existing Grade II listed buildings to give extra character and focus. The old Co-op building has now been refurbished with more buildings to be done. Once refurbished these historic buildings will accommodate new retail brands and major high street names, the whole area will become more vibrant during the day and in to the evening with new coffee bars and restaurants.

£6.6million was recently spent on the redesign of General Gordon Square and Beresford Square near to the Woolwich Arsenal DLR and Train stations. This is now complete, and features include new landscape planting, seating areas, a large digital media display for sporting and public events and a new water feature.

Please note: Care is taken in preparing the property details, dimensions and photos, however the accuracy of all the above is in no way guaranteed nor do these details form part of any contract. Prospective purchasers are advised to check all details via their solicitors.
