How we work
We are a private family run agency with a desire to treat all our tenants with respect and honesty. We will not tell you the flat is a two bed, when really the second room is only a study, nor try and show you something that is not in your price range. We recognise that your time is quite precious. Whether you take a flat from us or not, (and a viewing carries no obligation to rent from us), we hope you will enjoy dealing with us.
If possible we will show you 2-4 properties that fit your criteria, so please count 1 hour for the appointment.
If you are unable to make the viewing for whatever reason, even if you have just changed your mind and don’t want to rebook the appointment. Please do give us a quick call to let us know so we aren’t waiting for you.
The Lettings Process
Once you have seen the flat and you want to put your offer forward please let us know straight away. Your offer needs to include the date you can move in, who is moving in, the rent, and any conditions or requests you have. We will ask you for your work and salary at this time. This will be put forward to the owner to agree or to renegotiate.
Once an agreement is reached we will explain the required references to you, we will then send you the details of the let and ask you to place a holding deposit to secure the preprty. Upon receipt of the holding deposit we will stop showing the property and will consider the flat as taken.
Please note that if you fail references, refuse to supply the information requested or change your mind and decide not to rent the property you will lose the holding deposit. (This will be sent to the landlord to compensate for the rent lost whilst the flat was off the market.) If the landlord changes their minds for reasons not connected with those just metioned then you will recieve the deposit back in full. Holding deposits become part of the overall deposit when you move in.
Our standard references are:
- Proof of Income (Payslips for last 3 months, Invoices, Accounts, Accountants’ letter- as appropriate)
- Passport (original document must be seen) or Visa/other Home Office document proving your right to live in the UK
- Bank Statements (last 3 months)
- Proof of current address
- Current landlord’s contact details / Home ownership information
- Paragon credit check
This can be varied to accommodate individual situations, but we will need to be sure there is a good reason to ask for something different.
If you are coming from abroad, currently living at home, self employed for less than 3 years, a student, etc please discuss your references with us so we can see the best way in which your application can be taken forward and a property secured. We may for example look at a guarantor or rent in advance.
You will be assigned a Property Manager (PM) who will deal with you references. Once these are completed they will send you the initial account (all move in monies must be received by us in cleared funds before you can move) and the tenancy agreement and agree the time of your move, on your pre-agreed move in date.
They will meet you for the move, show you the property, sign your documentation, hand over keys and a few little site offers and help you understand the workings of your new property.
If LSP manage your property we will give you the contact details of your Property Manager, if the landlords manage the flat their contact details will be given to you upon move in.

We will try and show you the flats you are interested in as soon as possible. However if a flat is currently occupied we will often need 24 hour’s notice in order to get the permission from the current tenants.
- We take a holding deposit to secure the property (1 week’s rent)
- We take 5 weeks overall deposit (the holding deposit contributes in full to the overall deposit)
- Deposits for company lets are 6 weeks rent.
- When the deposit is held by LSP it is registered with My Deposits.
